Three new houses in the Columbia City neighborhood of Seattle. Completed Summer, 2007.
We think these houses are unusual because of their energy-efficient design and resource-wise use of materials, but even more so because they represent an approach to urban residential living that our company espouses.
These are spec houses which demonstrate that, contrary to conventional wisdom, people WILL pay for good design and a commitment to environmental stewardship. Taken together, the houses and their owners show an orientation toward community, walk-ability, and modest neighborhood revitalization that is worth noting. The scale, layout, and detailing of the houses support the ideals of doing more with less, and using the house as a connection point with one's neighbors and the natural world. The houses are on urban infill lots with views of the Cascades and Mt. Rainier. Each is under 2,000 sq. ft. and built with Advanced Framing techniques, SIP roof structures, Rainscreen siding, Radiant Floor Heat, Cellulose Insulation, bamboo floors, and non-toxic interior finishes. Parking is provided on exterior Permeable Paving pads rather than enclosed structure. The northerly 3-story house has a Green Roof deck above a cantilevered steel main floor.
